UPGRADES THAT INCREASE YOUR HOMES' VALUE

1. BATHROOM REMODEL
Update bathroom fixtures, tub, and counter tops. Install double sink, recessed medicine cabinet, ceramic tile floor and vinyl wallpaper. Bathroom upgrades will typically return 90% of the improvement cost to the value of your home.
2. DECK ADDITION
Add a deck using pressure treated composite deck material in a simple linear pattern. Include a built-in bench, a planter, and stairs of the same building material as the deck. A new deck usually returns 88% of the construction costs to your home's value.
3. WINDOW REPLACEMENT
Replace existing double hung with vinyl or aluminum-clad, double or triple pane windows, for energy conservation. Match the exterior trim, and do not disturb the interior trim. Replacing all windows should return 84% of their cost to your home's value.
4. ROOF REPLACEMENT
Replace existing roof with fiberglass asphalt shingles with new felt underlay. Roof replacement is considered normal periodic maintenance, and can return 80% of its investment to your home's value.
5. KITCHEN REMODEL
Update an outmoded kitchen with new cabinets, granite countertops, double stainless steel sinks with single lever faucet, and energy efficient appliances. Add custom lighting, new tile flooring, and a center island. Kitchen upgrades usually return 79% of their cost to your home's value.
